    Dental Office


    The scope of work for this project to upgrade an existing dental practice in a converted, non-descript circa 1940 bungalow involved several stages. The initial stage was preliminary project review with planning staff to determine zoning compliance for the proposed project. This was followed by a Committee of Adjustment submission to seek relief for variances relating to permitted use due to the proposed back and second floor additions that altered the existing building and nullified the allowed use for a professional medical office building within the existing converted building. Other variances were related to the maximum permitted floor area and side projections for the entry porch connected to requirements for an access ramp to comply with the Accessibility for Ontarians with Disabilities Act.


    The dynamic, modern-form with lots of glazing fronting Finch Avenue West successfully redefined the property from a subdued residential looking operation to a vibrant and exciting enterprise that is consistent with the secondary plan for commercial uses in the Finch Avenue West corridor. It now houses a fully accessible dental practice featuring five operatories, a light-filled double storey reception and waiting area, a self-contained second floor office area with a separate entrance and views into the rear entrance foyer with a skylight.
